How we handle potential conflicts.

Paid due-diligence and underwriting clients hire PropertyAndNotes to analyze their potential investment. Because we may also purchase properties, we disclose if PropertyAndNotes or an acquisition partner has a financial interest in the property being reviewed.

Your confidential deal information will not be used to compete against you for the property. Direct acquisitions are handled separately from paid investor-analysis services. We charge no commission for completing a report, take no percentage of your investment or potential profit, and place no pressure on you to purchase.

You remain responsible for the final investment decision.

Common questions

Before you order

Do you work nationwide?

Yes. Research is tailored to the controlling jurisdiction because records, terminology, permitting, and verification methods vary by state, county, city, and subdivision.

Is the $100 underwriting package right for every property?

It covers a standard house or land opportunity. Complex development sites, unusual title or access issues, multi-parcel projects, portfolios, rush deadlines, or extensive agency outreach may require a written custom quote before work begins.

Are you giving legal, engineering, or investment advice?

No. We provide investor-focused research and analysis—not legal, tax, engineering, surveying, environmental, appraisal, inspection, or title-insurance services. Findings can help you identify which licensed professional or agency should provide final verification.

What should I send?

At minimum: the property address or parcel number, county and state, asking price, your planned exit strategy, and your deadline. Contracts, listings, rehab estimates, seller notes, surveys, or prior reports can improve the review.
